Description(1) Sir John Heathcote, St. James, Westminster, Bart. (2) Henry Duffield, St. Clement Danes, gent. Recites: (i) being siesed of messuage and ground on south side of Portugal St., late in occupation of James Elliott, subject to interest of (2) therein for residue of term expiring LadyDay 1752. (ii) Said messuage being greatly out of repair (2) agrees with (1) that (2) will repair it by expiration of term and spend £146.10s. on it. (1) agrees that if he does this (1) will lease to (2) for 21 years from LadyDay 1752 at £13 p.a. (2) to do repairs. 2nd. copy had attached an estimate of the repairs necessary before the lease can be taken. 3rd. copy is dated 10 April 1751 and is unsigned.
