TitleLetters from John Southgate, Allerton to (Sir John Heathcote Bart.). More information re. Sir Robt. Wilmot's estate at Weston.
DescriptionThe longest letter, that of 3 Apr. 1739, includes a rentroll of the estate as at 25 Mar. 1739. The rents total £450.19.4d. for 1291a. It also contains a very full account of the estate. Southgate reports that not much land is enclosed and that Wilmot hopes for improvement by enclosure. He says that Weston-on-Trent is famous for breeding fine colts for the coach or saddle of the large kind, e.g. Troop Horses. The tenants all keep breeding mares and one has sold a colt for £45. which shows how good the land is. Sometimes the colts alone pay the rent. It is also well situated for selling corn - near Derby, one of the best markets in England. The right of succession is usually to next-of-kin as with a freehold estate. The tenants work very hard but make a lot of money and their buildings are well kept up. Mr. Wilmot supplies brick and timber and stone, the stone being free as there is a quarry on the estate but there is no timber there. The River Trent runs round the estate and the river wall has to be kept up. The tenants burn coal which they have at an easy rate. Mr. Wilmot also has 20 loads of coal p.a. Not a fine estate but good and solid. If it were to be sold he would value it at £12,000 therefore it is a sufficient security to pay the proposed rentcharge of £250 p.a. It is mortgaged for £8,000 and Mr. Wilmot would choose to have that even sum and allow a proportionable interest for the £300 surplus above the £7,700 agreed on. Southgate comments they surely are the best Estates in the World.
