DescriptionCurtis recieved H's letter safe under cover to Bro. Tyson and immediately waited on Mr. Bertie. Last high wind did much damage to buildings (at Stukeley). Part repaired by Mr. Bertie. Sharmans Cottage dear only in proportion to rest. Most part of the inclosure at little more than 5/- and with good husbandry capable of great improvements. Estate formerly let at much higher rent than now. Land tax only so high because of negligence of former steward. Wood on the estate will easily do the repairs. Considering good points of the estate viz. day's journey from London, few buildings and tenants at easy rents, all freehold, only outgoings 4/- a year, C. is commissioned by Mr. Bertie to offer it at £12,000, including the wood. (H) to have rents from last LadyDay if he pays at Midsummer or soon after. Mr. Bertie ready when (H) is. Curtis ready to oblige (H) as far as consistent with his duty to Mr. B.
