DescriptionSorry for wide difference between the two estimates of the repairs and the wood, taken by your agent and Mr. Bertie's. Mr. Bertie's estimates £50 for repairs to the Mansion House and all other premises. Mansion House not valued on particular but materials alone are of considerable value. Wood on estate worth £200 and much more standing. Mr. Bertie will not consider anything less than 30 years purchase which = £11,778.15s. Deduction of £6. for the quit rent. He will abate nothing of this except to throw in the wood and to let Heathcote have the rents on the terms mentioned in Curtis's last letter. Will wait a week or two. If terms not agreeable please keep price secret. Assurance that estate offered to noone else. Mr. Bertie thanks for offer of money but he shall not want any until July when his 2nd. bro. comes of age and will want his £2,000. This estate stands charged by his father's marriage settlement with £6,000 for his 3 bros. fortunes and this is his reason for selling it.
